Job Description

Growing start up Property Management firm is seeking an SVP/Head of Property Management to set and execute the strategic direction of the company, driving operational performance, fostering relationships with partners, stakeholders and investors, and promoting a culture of collaboration and integrity. The ideal candidate will bring a deep understanding of the real estate industry (specifically SFR portfolios), exceptional leadership skills, and a proven record of driving revenue growth and profitability in start-up environments.

Key Responsibilities

Strategic Leadership

  • Develop and execute a strategic vision for the property management function that aligns with the company’s vision, mission, and long-term strategic plan, ensuring alignment with market trends, business goals, and investor expectations.
  • Develop and execute business plans to achieve long-term and short-term financial goals, maintaining flexibility to adjust in changing markets.
  • Set the overall strategy for the portfolio, participating in acquisition and disposition discussions to maximize returns and maintain a diversified, profitable portfolio.
  • Ensure efficient operations across all properties, implementing standardized processes to maintain high occupancy rates, tenant satisfaction and operational efficiencies.
  • Streamline operations and establish metrics to enhance efficiency and scalability across all departments, ensuring all properties are managed in accordance with company standards, regulatory requirements and best practices.
  • Identify and pursue new business opportunities, partnerships, and markets, fostering relationships with investors, clients, and industry leaders.
  • Collaborate with other departments and leaders to set and monitor performance goals, occupancy targets, and maintenance standards.
  • Recruit, mentor, and manage the leadership team, ensuring high performance, engagement, and alignment with company values and objectives.
  • Enhance the company’s brand and reputation, promoting a culture of innovation, sustainability, and integrity in all dealings with stakeholders.
  • Promote exceptional customer services across the portfolio, ensuring metrics for tenant satisfaction and retention are in place.
  • Foster a company culture of excellence, integrity, collaboration and innovation, ensuring all team members are aligned with company values and strategic objectives.

Financial Performance, Compliance and Capital Strategy

  • Lead financial planning, budgeting, and forecasting to ensure company growth and profitability, ensuring alignment with stakeholder expectations.
  • Oversee budgeting, forecasting, and financial performance for property operations, aiming to maximize profitability while ensuring compliance with financial and regulatory requirements.
  • Develop and maintain relationships with financial institutions and capital partners, participating in fundraising, debt financing and other capital strategies.
  • Act as the face of the company to external stakeholders, representing HVH in industry events, negotiations and public forums.
  • Identify and manage risks related to real estate management and operations, regulatory compliance, and market fluctuations, implementing strategies to mitigate potential challenges.
  • Maintain open and effective communication with stakeholders, providing transparency and building trust in company decisions and performance.

Job Requirements

  • Bachelor’s degree in business, finance, real estate, or a related field; MBA or other advanced degree preferred.
  • Minimum of 10-15 years of progressive experience in real estate, with at least 5 years in a senior executive or leadership role.
  • At least 5 years of experience overseeing operations for a Single-Family Rental portfolio of over 2500 doors.
  • In-depth knowledge of real estate market dynamics, property management, acquisitions, development, and asset management.
  • Proven ability to lead large teams, set and achieve high-level strategic goals, and foster a collaborative, results-oriented company culture.
  • Demonstrated expertise in financial management, including P&L oversight, budgeting, and financial analysis.
  • Strong verbal and written communication skills, with the ability to represent the company to external stakeholders, clients, and investors.
  • A track record of identifying and capitalizing on market opportunities, driving growth and sustainable development.
